Home / Services / Planning Permission
Where permitted development doesn't apply, we prepare and submit full householder or major planning applications, assessed against the NPPF and your council's local plan, from first sketch through to decision.
Book a Free ConsultationA full planning application typically needs scaled existing and proposed drawings, a site plan, a Design & Access Statement where required, and any supporting reports your borough asks for (heritage, transport, drainage). We prepare the full package and act as your agent through validation, consultation and determination.
Most householder and minor applications are decided under delegated powers by a case officer, usually within 8 weeks. Larger or more contentious schemes can be called to planning committee — we manage negotiations with the case officer throughout to reduce that risk.
Typically 8 weeks for householder applications and 13 weeks for major schemes, though this varies by local authority workload.
We can revise and resubmit, or prepare a formal appeal to the Planning Inspectorate — see our Planning Appeals service.
