What a full application involves

A full planning application typically needs scaled existing and proposed drawings, a site plan, a Design & Access Statement where required, and any supporting reports your borough asks for (heritage, transport, drainage). We prepare the full package and act as your agent through validation, consultation and determination.

Delegated decisions vs committee

Most householder and minor applications are decided under delegated powers by a case officer, usually within 8 weeks. Larger or more contentious schemes can be called to planning committee — we manage negotiations with the case officer throughout to reduce that risk.
